Who is behind this site?
I’m Asad Halai — an entrepreneur and distressed-asset investor who has spent over two decades working on value-add and turnaround properties. Everything shared here comes from deals I’ve personally been involved in, including the mistakes.
What makes this different from other real estate websites?
Most real estate content focuses on clean, easy, textbook deals.
This site focuses on the messy ones — legal issues, vacant properties, distressed sellers, structural surprises, financing challenges, and everything in between.
If you want polished theory, there are plenty of places for that.
If you want practical experience from real deals, you’re in the right place.

The Real Deal Playbook is a step-by-step guide built from real transactions. It covers how to think through distressed deals, structure creative purchases, manage risk, and survive when things don’t go according to plan.
It’s not about hype. It’s about decision-making in the real world.
Do you only invest in abandoned or “ugly” properties?
Not only — but those are often where the biggest opportunities are hiding. Distress creates fear, and fear creates discounts. Learning how to navigate those situations safely is a big part of what I teach.
Is this for beginners or experienced investors?
Both — but especially for people who want to move beyond surface-level advice.
Beginners will learn how deals actually work behind the scenes.
Experienced investors will recognize the situations and gain new ways to approach them.
Are these strategies risky?
All real estate investing carries risk — especially distressed properties. The goal isn’t to eliminate risk. It’s to understand it, price it properly, and manage it.
A big focus of my work is helping investors think clearly when uncertainty shows up.
Do you offer coaching or mentorship?
Right now, my main focus is sharing lessons through writing and The Real Deal Playbook. Future training, workshops, or deeper learning opportunities may come later.
For now, the book is the best place to start.
Will you share specific deal numbers and details?
Where appropriate, I share real structures, lessons, and frameworks. Some identifying details may be adjusted for privacy or legal reasons, but the core lessons and strategies remain true to life.
Is this only for U.S. investors?
No. While many examples come from North America, the mindset and problem-solving approaches apply anywhere real estate involves people, negotiation, and imperfect properties.
I’m afraid of making a mistake in real estate. Is this for me?
Honestly — yes.
Fear is part of investing. The goal is not to be fearless, but to make informed decisions despite uncertainty. Many of the biggest lessons I share come from mistakes that became turning points.
