I didn't grow up with money or connections. I grew up with hustle. At age 10, I was selling slingshots in Karachi. By my teens, I was in Canada, learning how business actually worked โ not from a textbook, but from watching, doing, and making expensive mistakes.
My first real estate move wasn't glamorous. It was a small property in Toronto that needed work, that most people wouldn't touch. But I saw something in it. I saw the Line โ where the property was, and where it could go.

I stopped looking at properties for what they were and started seeing them for what they could become. Biohazards. Fire damage. Buildings that had sat empty for years. Government surplus. Church properties. I learned that indifference creates opportunity โ every time an institution, a court, or an estate sells something without caring about its potential, a gap opens up for the investor who does.
Over two decades I built a portfolio across Toronto, Austin, Sacramento, Georgia, Charlotte, and beyond. Not all of them were wins. The Sunset Drive property in North Carolina โ bought remotely, never visited, turned out to have utility easements that made it unbuildable. I lost $4,669 and three years of carrying costs. I document that deal in the book too, because the losses teach more than the wins.
The wins, though โ a flagship multi-use property in Toronto's Little Italy with its grandfathered signage worth $3,000/month. The Sacramento courthouse acquisition through government channels nobody was watching. The decommissioned jail in Eatonton, Georgia, that became the story of its own book.
Along the way I built systems. A sourcing framework. A contractor evaluation method. A cross-border structure for Canadians investing in the US. And eventually I realized: these systems could work for anyone.
I'm a nomad now. The portfolio is managed remotely. The book is done. And I spend my time doing what I love most โ finding the next deal, and helping other investors see the Line in the properties everyone else walks past.
